Equity Purchase of Resort Property – Complex Financial Structure Acquisition

A world-class resort was ready to seek investment capital to fund expansion of its conference facilities. Barbar & Associates suggested an innovative equity purchase structure might be an attractive option to a high-profile business entrepreneur. In just three weeks, Barbar & Associates had assisted the entrepreneur with a property and financial evaluation and the resort accepted his letter of intent.

Major League Stadium – Market Analysis, Site Selection, Construction Funding

With a lease expiring on the existing stadium, a challenging schedule drove the selection and funding of a new site to construct a 1.5 million square foot, 75,000 seat facility. Barbar & Associates was initially retained to analyze market research on current and future season ticket holder demographics, site accessibility and roadway infrastructure to identify and rank options for development.

was requested to develop the financing package, assist in the application for industrial revenue bonds, and to complete the purchase of the new site.

 

Complete Renovation of Not-for-Profit Facility

A not-for-profit organization needed to renovate its existing structure to upgrade an outdated floor plan for improved accessibility and design efficiency. Barbar & Associates worked with the designated architecture and construction firms to successfully coordinate the $10 million renovation project.

 

THE RESULT: The 50-year-old building became a state-of-the art showcase featuring an advanced technology stage, escalators, elevators, and a separate dining and kitchen area to support large events.

 

Localized Resort Operations – Investment Sale

An offshore resort was privately owned by a US-based client of Barbar & Associates. The client had a successful background in the travel industry and the resort was situated in a popular destination city for international travel. Two missing elements — local management and knowledge of resort operations, were undermining its full potential. Barbar & Associates identified in-country managers with resort operations background and approached the government about purchasing and taking over the venture.

 

THE RESULT: The government acquired the property from the U.S. investor, brought
in local executives to successfully operate the facility as strategic tourism asset and later sold it at a significant profit.
